SBA 7(a) Loan Interest Rates 2026: Today’s Maximums & Fees

posted on October 28, 2026

As of October 28, 2026, the maximum SBA 7(a) variable rate using prime is 10.00% to 13.50%, depending on loan size. SBA loans do charge interest; for most 7(a) term loans, repayment is monthly principal and interest, while the lender establishes the actual rate, subject to SBA maximums, and the rate appears in the loan note.

The important number is not just “the SBA rate.” It is the base rate, the lender’s spread, whether the note is fixed or variable, the adjustment schedule, and the fees shown in your loan documents.

What is the SBA 7(a) interest rate today?

The latest Federal Reserve H.15 release, dated October 27, 2026, lists bank prime at 7.00% per year. SBA’s Procedural Notice 5000-875051 sets the maximum variable-rate spreads below when prime is the base rate.

7(a) loan amount Maximum spread Prime-rate math at 7.00% Maximum variable rate
$50,000 or less Prime + 6.50% 7.00% + 6.50% 13.50%
$50,001–$250,000 Prime + 6.00% 7.00% + 6.00% 13.00%
$250,001–$350,000 Prime + 4.50% 7.00% + 4.50% 11.50%
$350,001 and higher Prime + 3.00% 7.00% + 3.00% 10.00%

These are ceilings, not quoted offers. A lender may charge less. Confirm today’s prime in the Federal Reserve’s H.15 release, then ask the lender for the base rate, spread, initial note rate, first adjustment date, and adjustment frequency before signing.

The same H.15 release shows the effective federal funds rate at 3.88%. That is not the same thing as prime, but it helps explain why business borrowing costs can move over time.

How does SBA loan interest work?

The SBA 7(a) program provides a guarantee to participating lenders; you apply and work directly with the lender. The program can support working capital, real estate, equipment, business acquisitions, refinancing qualifying business debt, and other listed uses, up to $5 million.

For a fixed-rate 7(a) loan, the note states one specific rate and payments stay the same because the rate is constant. For a variable-rate loan, the lender may require a different payment when the rate changes. The loan note must identify the base rate or alternative base rate, spread, initial rate, timing of the first adjustment, and adjustment frequency.

Prime is only one route. Notice 5000-875051 also permits 7(a) variable loans to use the SBA Optional Peg Rate, SOFR, the 5-year Treasury Note Rate, or the 10-year Treasury Note Rate. The table above applies only to variable loans using prime as their base. Fixed-rate notes work differently, and loans using an alternative base rate remain subject to the applicable SBA cap tied to prime.

Why can an SBA loan rate feel high?

A 7(a) rate can look high when the base rate and permitted spread are added together. A smaller loan carries a larger allowed spread than a loan above $350,000, which is why the maximums in the table differ. The rate you receive still depends on the lender’s approved terms; neither the SBA ceiling nor the federal-funds target promises an approval, amount, rate, or funding speed.

If the need is equipment or owner-occupied real estate rather than flexible working capital, compare the structure with sba 504 equipment financing. SBA describes 504 as long-term, fixed-rate financing for major fixed assets, with 10-, 20-, and 25-year maturities available.

What fees apply to SBA 7(a) loans in fiscal year 2027?

For loans approved from October 1, 2026 through September 30, 2027, SBA’s FY 2027 7(a) fee Information Notice sets a 0.55% annual service fee on the outstanding guaranteed portion. The lender may not pass that annual service fee to you.

For standard 7(a) loans with a maturity longer than 12 months, the FY 2027 upfront guaranty-fee bands are:

Gross loan approval amount FY 2027 upfront fee
$150,000 or less 2.00% of the guaranteed portion; the lender may retain no more than 25% of the fee.
$150,001–$700,000 3.00% of the guaranteed portion.
$700,001–$5 million 3.50% of the guaranteed portion up to and including $1 million, plus 3.75% of the guaranteed portion over $1 million.

The notice lists an upfront fee of 0% for loans of $700,000 or less to manufacturers in NAICS sectors 31–33; food-supply-chain businesses in NAICS codes 1111, 1112, 1113, 1121, 1122, 1123, 1124, 1125, 1129, 1141, 1151, 1152, 423820, 4244, 4245, 424910, 445110, NAICS codes 484220 and 484230, limited to refrigerated or frozen trucking, farm-products trucking, grain-products trucking, or livestock trucking, 493120, and 493130; and businesses located in rural areas. It separately excludes EWCP loans, WCP loans, and SBA Express loans to veteran-owned businesses from the standard upfront-fee schedule.

For EWCP loans, the upfront guaranty fee is 0.25% of the guaranteed portion for a maturity of 12 months or less, 0.525% for 13–24 months, and 0.80% for 25–36 months. For 7(a) WCP loans, it is 0.25% for 12 months or less, 0.525% for 13–24 months, 0.80% for 25–36 months, 1.075% for 37–48 months, and 1.35% for 49–60 months.

If two or more 7(a) loans with maturities over 12 months are approved for an applicant and affiliates within 90 days, the notice generally treats them as one loan for guaranty-percentage and upfront-fee purposes, subject to its WCP and EWCP rules. The current notice governs FY 2027; the FY 2026 schedule applied only through September 30, 2026.

What about SBA 504 and microloan rates?

A 504 loan is a separate fixed-asset program, not a 7(a) rate quote. The SBA says its 504 interest rates are pegged to an increment above current 10-year Treasury rates and its 504 terms can be 10, 20, or 25 years. For FY 2027, Information Notice 5000-881796 sets, for 504 loans that do not qualify for the manufacturer, eligible food-supply-chain-business, or rural-business waiver and that are other than Debt Refinance without Expansion loans, a 0.50% upfront guaranty fee and a 0.203% annual service fee on the outstanding loan balance. Debt Refinance without Expansion loans other than loans to manufacturers have the same 0.50% upfront fee and a 0.204% annual service fee only when they do not qualify for the manufacturer, eligible food-supply-chain-business, or rural-business waiver.

As of October 28, 2026, SBA says Microloan intermediary lenders set their own terms and rates, which generally range from 8% to 13%, with a maximum repayment term of seven years. Is SBA loan interest tax-deductible?

SBA’s rate and fee notices do not address the tax treatment of SBA-loan interest. Consult current IRS guidance or a qualified tax professional.

Before you apply, what should you ask the lender?

  • Is the proposed rate fixed or variable?
  • What base rate, spread, initial rate, adjustment date, and adjustment frequency will appear in the note?
  • Is the quoted rate below the SBA maximum, and what fees will be charged to the borrower?
  • Which 7(a) use of proceeds is being requested, and what repayment term applies?
  • If the business needs a line for receivables or inventory, is WCP available?

For speed-focused alternatives, distinguish a line or loan from sales-based financing before comparing offers. Merchant cash advances are commonly structured as an upfront payment in exchange for a share of future sales. The FTC describes enforcement action involving deceptive MCA practices, and the New York Attorney General’s Yellowstone settlement concerned businesses the New York Attorney General alleged received illegal high-interest loans disguised as MCAs. Compare the written payment mechanics, total obligation, and collection terms—not just the cash deposited.

Quick answers on SBA loan interest

Do SBA loans have interest?

Yes. SBA says most 7(a) term loans are repaid through monthly principal-and-interest payments from business cash flow.

Are SBA loans interest-free for 12 months?

Do not assume that. Ask the lender for the note’s stated interest rate and whether any interest-only period is part of the specific offer.

Do SBA loans accrue interest?

For a variable-rate 7(a) loan, the note must state the base rate or alternative base rate, spread, initial rate, first-adjustment timing, and adjustment frequency.

What are typical SBA 7(a) rates in 2026?

As of October 28, 2026, the prime-based maximums shown above range from 10.00% to 13.50%. Your approved rate can be lower and can use a different permitted base rate.
